  So you found your dream home, your offer has been accepted, and you're ready to close. Now what? You need to make sure you find the right title agency, and Ohio First Land Title is here to help. You'll want to make sure you have a policy that will ensure there will be no unknown claims made to the ownership of your new home. Sounds pretty important, right?   If you aren’t convinced just yet, let’s look at a scenario of what could go wrong without being insured. Your title insurance is there to protect you and the lender from the possibility that your seller or any previous sellers didn’t have free and clear ownership of the property, not allowing you to have full ownership. For example, you are buying a house from a seller who had purchased the home along with their brother - Both are on the title. If the seller is selling the home to you on his own, and you don't know about the brother being on the title... What happens next? The brother can come back and want to stake his claim after the purchase has gone through.   Still need another example? What if the previous homeowner didn’t pay his/her property taxes for a few years? Once you buy the house, all the built-up property tax will come with it and it will be your sole responsibility.   Instead of rolling the dice and chancing one of the above situations, we highly recommend you have your title insurance all lined up before you close on your new home. Looking to redecorate this summer? Don’t miss out when it comes to the latest summer trends. We all know a little bit of reorganizing can go a long way. Let’s look at some of the newest trending styles so far from this summer:   1.      Floral Prints Floral prints are huge this summer! Adding the print to pillows, curtains, carpets, and more can add a summer feel and a pop of color to your home.   2.      Animal Prints Adding a little bit of animal print is a great way to stay on trend. Try getting a small rug or throw pillow to add into the mix!   3.      Climbing Plants While picking plants for this look, try using an ivy tree to get that twisty and growing feel. By putting this plant near furniture or wall fixtures it can climb up or down depending on what you like best.   4.      Mixed Prints How would this work you might ask? By using a similar color scheme, the mixed prints and pattern should flow together nicely when placed together.
